Roof Repairing Techniques

The primary function of a roof is to provide protection from all the elements in any climate. The slope and rigidness of roof is used for shedding water and bearing any extra burden on it. But the types of roofs used on homes are nearly countless. They can be categorized by color, design, material and constricting structure. By design of construction roofs are of many types like hib, gable, shed and leon-to, etc. The types of roofs by shape used on homes are nearly endless. But mostly all these are traditional designs for roofs. Different designs for roofs are currently introduced by design professionals. They faced with opportunities to improve on existing building construction in the form of roof replacement and masonry restoration. Now, it is the duty of design professionals that how they can manage this opportunity to achieve sustainable design solutions.

First, here are some factors that affect your roof life. The sun is the most damaging factor to your roof because it delivers a combination of ultraviolet rays and heat that can prematurely age a roof. The roof is also not spared during the winter months, snow and ice can damage your roof. The melting and refreezing of ice and snow on your roof can push your roofing material up which can lead to leaks in your roof. Rain, moisture, wind algae and moss growth are some other factors that damage your roof. If your roofs are not protected from these factors it will definitely cause damage that only experts could fix. Damages caused by these factors can easily be prevented with enough maintenance.

But a great problem with the roofs after their construction is leakage, roofs require periodic repairing process. Repair process very widely depends upon the metal of roof. There are many resources on how to find and recover the leakage problem but most of the time, homeowners locate and face the same problem with them. So it is very necessary to repair the leaking roofs. But how we can solve and minimize this problem? Some times it is due to the use of construction material that is used in roofs. There are different materials are used for roof repairing that generate different results. Natural products like wood, iron, glass, LP gas are used as very important elements of construction material with some other products. For this purpose, there are many products like liquid rubber and roof leaks repair, very frequently used by the builders for construction. But it increases the expenditures and applying cost for building or repairing a house.

Every fiscal year marks inflation and the prices of having long term usage products changed in up direction. That’s why the prices of roofing material gradually increased with the passage of time. During 1997 the review of construction shows that near about $40 million spent for roof repair but cost included extensive amount of work and in 2002 great increments in prices is recorded. With proper maintenance and coating, a low slope roof can last significantly longer than its expected or predicted life. This will reduce the cost of the roof and reduce demand for raw materials like liquid roof, EPDM, EPDM coatings and liquid rubber, precious energy and other relevant roof repair resources. Liquid roof coatings can truly make “Sustainable Roofing” a reality and object of achieving sustainable improvements of the projects will be presented.

Roof Coatings are known as the price reducing techniques in roof repairing field. They surely minimize the actual cost and expenditures of roof repairing. Because it is a long term facility, that prevents the roof from leakage and damage after applying. Whenever you replace a previously snow or rain damaged roof, you must contact with the experienced person of this field. Because they are already aware from all these problems better than you and can solve this problem by applying liquid roof repair or liquid rubber in better way. That will give you satisfactory results in future and prevents from more expenditure for roof repairing.

But the sustainability of a building construction is mainly related to the use of the different materials in building components. The performance of those specific components may be different or same. Many builders’ experience points out that the weakest link is the interface between those various components of the building. For this purpose we need clear-cut criteria and methodologies to achieve the maximum perfect results of our objects in the field of construction. Many comparative analysis and standard test methods can help us to get the long term results.

In fact, business of construction remains the biggest and most important department of an economy. Because it provides not only all type of building material to all sectors of the economy. It also provides many earnings and employment facilities to the 60% population of the country. Remaining 90% people seem indirectly related and attached with this profession. In colleges and universities, thousands of students get the relevant education and conduct research work in this field for improvements and achieving required results. This profession never loses its importance in every age while the economy is facing crises or in boom. So there are many construction companies that provide each type of constructing facility as you require. Anyway this is the best opportunity to serve and earn.

EPDM Roof Repair/maintenance

Low Maintenance EPDM Roofs: EPDM is a kind of synthetic rubber that can be used for waterproofing or roof leaks repair of all kinds. The material is commonly used on top of metal roofing found in RVs, trailers and some homes.

There are two forms of EPDM. The foil or sheet form is typically used for waterproofing new roofs. The sheets are often recommended for flat roofs in commercial type buildings. It can be used on trailers and houses too but some people don’t like the appearance.

The other type is a liquid. There are several advantages to the liquid type.

The first advantage is durability. The liquid type may help the roof last even longer because there are no seams that could be a target for water pooling and eventually rust.

An adhesive must be used to install the sheets. The liquid type is a “self-adhesive”. It only needs to dry to hold itself in place.

The liquid is easy to apply. It takes only a single coat. There is no need to use a primer or other coats. You need only ensure that the roofing is clean and dry before pouring on the EPDM.

Both types are resistant to practically any temperature that occurs here on earth. Whether it is 40 below zero or 250 degrees Fahrenheit, there is no risk of melting, cracking or peeling.

The curing time and the temperature needed for curing are considerations for the liquid type. They are not necessarily disadvantages unless you live in a climate that is below 55 degrees day and night year round.

The liquid cures through a catalyst chemical reaction. In order for the reaction to occur, a daytime temperature of 55 degrees or higher is necessary. Very high temperatures could also interfere with the curing process. This is a job best done during late spring, early summer or early fall in many parts of the country.

The liquid EPDM can also be used to repair existing EPDM roofs. If only a small area of the sheeting is damaged or needs to be replaced, it may be more cost effective to use sheeting for repair, as long as you can find a small amount of sheeting. Many hardware stores carry patching kits and you can also find them on the internet.

Very little maintenance is required for the rubber roofing. A seasonal check to ensure that no branches or other debris have deteriorated the coating is about all you need to do.

Built Up or Modified BIT Roof Maintenance Suggestions

Built up or modified BIT roofs have increased in popularity for several reasons. A single ply is elastic and durable. No gravel surfacing or coatings are required making them less costly to install and maintain. Inspections are relatively easy and leaks are easier to find and repair than with many other kinds of roofing materials. Those are the benefits typically outlined by marketers and they are true for the most part as long as you do some preventative maintenance.

In truth, some of the materials that are covered with granules on the surface may need to be recoated after a few years due to loss of the granules. Regular inspections will reveal this problem.

Unless the roofing is new, it is a good idea to find out how long ago the material was put in place and to learn about the type of material that was used. Some materials last longer than others. The inexpensive single layer asphalt-impregnated materials have a relatively short lifespan of less than 15 years. Other materials can last as long as 20 years if the weather in the area is not too severe.

Once you find out how long ago the BIT roof was put in and you learn about the materials that were used, you can plan for regular inspections. You can do the inspection yourself or let your roof maintenance crew handle it. Flat and low slope roofs should be inspected twice a year. Steeply sloping roofs should be inspected yearly but the drainage system should be inspected at least twice a year.

In most areas, inspections should be done in the spring after the harsh winter weather is over to assess any damage done by melting ice or heavy snow. The second inspection should be conducted during the fall to reduce the risk of snow damage or winter leaks.

In addition to assessing granule loss, there are several things to look for. Cracks and gaps between the sheets can eventually lead to leaks. It saves money to repair the cracks and close the gaps before a leak occurs. Crazing is a precursor to cracking. It might not be necessary to do a roof repair until the next inspection but it is a good idea to plan to make a repair as soon as possible.

Preventative maintenance will allow you to get the most out of your built-up or modified BIT roof. The time that you spend planning for and doing the inspections is time well spent.

RV Trailer – leakage prevention and Repairing

Most metal roofs are made from sheets, held into place by sheet metal screws. These screws should be sealed annually in order to help prevent leakages from these points. The roof of your mobile home and sometimes the body will flex and move while the unit is being transported, and this can cause cracks and distortions, leading to leaks. Seal the sheet metal screws with a plastic or flexible rubber coating and be sure to repeat this job every year.

RV Roof Repair Solutions

Newer RV trailer and mobile home roofs may have a rubber sheet that covers the aluminum roof sheets to help with waterproofing the metal roof. For this, a yearly inspection and good preventative maintenance is vital if you want to keep the roof in perfect condition. There are many kinds of products available that are designed especially for this kind of roof, products that can prevent damage and repair the rubber covering material. When using these products, be sure to pay attention to the areas near your roof mounted air conditioning unit, as well as other vents on the roof, for example air vents, gas refrigerator vents and plumbing fixtures. It’s also possible to buy kits for replacing the rubber roof material at most mobile home dealers and suppliers. However, preventative measures are always the most practical idea. Applying a decent sealant to your roof once a year can save you possibly thousands of dollars.

Roof and Ceiling Inspection

One of the most destructive problems that are faced by mobile home owners is that of leaky roofs. If it goes unnoticed, then the leak and damage will slowly spread through to other parts of your mobile home, including possibly its walls and floor structure, causing severe damage.

Therefore, it is vitally important that owners carry out regular inspections of their mobile home roofs. A regular inspection means 4 or 5 times a year, or even more if you can. One of the reasons you need to inspect it so often  is that, especially in the case of someone who doesn’t live permanently in their RV Trailer, there might not be anyone around to notice the roof leaking for quite some time, by which time the ceiling may already be stained and irreparable damage caused.

A thorough inspection of an RV trailer roof is not a five minute job. Be prepared to invest some time carefully checking your roof so that you don’t miss anything. Any roof inspection should include such necessities as checking inside the mobile home as well. Be sure to inspect the walls on the inside where the roof sheets are connected to the edges of these walls. This might mean you have to open closets and cabinets in order to properly check every part. The thing you are looking for during these checks is any sign of dampness or water damage to the walls and/or fittings in the home.

Ceiling discoloration or staining might well be an indication that there is a leakage somewhere on the roof. Check the discoloration carefully. If it is only slight, then the leak is unlikely to be a major one and can probably be fixed with by simply applying a sealant. If the discoloration is particularly bad though, or if you can see any rotten or mildewed wood, then this is a sure sign of a serious leak, and the need for major repairs is likely.

During your inspections, make sure that you check the top of your mobile home to learn the locations of all the air vents, air conditioning vents and anything else that will require waterproofing. All of these points are common sources of leaks in a mobile home roof. All of these items should be checked both inside and outside for any signs of leakages.

Most mobile home roofs make use of vinyl strips, to waterproof the screws in the roof. Be warned that these vinyl strips do not last forever and will need replacing after a few years. Eventually, they will come unstuck and fall from their retaining grooves. You can buy replacement vinyl strips at most mobile home camp sites, as well as many garages and dealerships. Leaks from these screws can be almost undetectable and so it’s advisable to replace all of the strips on a roof completely after 5 years, even if they look fine.

Another common leakage that is difficult to find is leaks that are close to the running lights. The lights are sealed with a rubber gasket that fixes it to the body of the mobile home. These areas have to be checked very carefully, as the rubber gasket can wear out after some time. If you notice a leak here, you can either buy a replacement gasket, or perhaps more conveniently, seal the leakage with a silicone caulk. If undetected, a leak here could cause some serious deterioration to the walls and floor of your mobile home.

Repairing Holes and Leaks

Once you have found the source of the leak, you’ll need to patch it up as soon as possible to prevent any more damage. For holes that are bigger than one inch in diameter, it is usually best to use a piece of aluminum sheeting to cover it with. To do this, you need to cut out a piece of the sheeting that is larger than the hole in the roof. Make sure you have plenty of bearing so that you can cover the hole completely. Secure the aluminum sheet to the roof, over the hole, with self taping screws that can be driven straight into the roof. Then, to seal the sheet so it’s watertight, use a putty tape around the edges or some kind of non-hardening putty, making sure there are no gaps left at the edges of the sheet at all.

Smaller sized holes can be fixed more easily, using a sticky aluminum tape, for example Peel N Seal repairing tape. Simply clear all debris away from the hole, clean the surface where you are going to stick the tape, and finally seal the hole, making sure the tape is stuck down very firmly and there are no gaps visible.

If you do not carry out regular maintenance on your mobile home roof, you are running a huge risk. If left too late, then repairing the roof of your mobile home or RV camper rubber roof can cost upwards of several thousand dollars and all because you failed to spot a small leak in time.

Preventative maintenance can save you an awful lot of money in the long run, it’s easy to perform, and very inexpensive. You don’t even need to have any real skills to do it. Mobile homes need care and attention just as much as our real homes do. If you love your mobile home and take care of it, then your mobile home will take good care of you.

Metal Roof Maintenance Guide

Style and strength: We all want it and we can all have it when it comes to our roofs. Metal roofs repair are the newest fad in roofing, in part due to their longevity and durability, but also because of the unique and stylish appearance that you can only get from the use of metal as a material for roofing. The striking appearance of metal roofs is probably the major reason why they are becoming so popular. With a choice of multiple different styles, textures and colors available, you’ll be able to enhance the style of your house and help make it withstand the elements better than ever. Metal roofs offer maximum resistance when it comes to withstanding ice storms, fires, hurricane winds and even earthquakes.

roof repair

While a regular asphalt or old fashioned tile or slate roofing can need repairing or re-installing every 10-15 years, a metal roof, if properly take care of, can last for up to 50 years or even more. Metal roofs are able to withstand just about anything that Mother Nature can throw at them. Compared to other kinds of roofs, there really is no contest when it comes to strength and durability. Most metal roofs come with warranties for up to 30 years, and if you decide to re coat it then perhaps you’ll never need to repair it in your lifetime.

Metal Roof Types

There are several different kinds of metal that are used as roofing materials, and it’s important to know about the unique characteristics and differences between them.

Steel Roofs

The most common kind of metal roof is made from steel. Being one of the most well developed metal industries, steel is a great choice as it offers strength and flexibility, it’s affordable and it is good for any kind of building be it residential, industrial or commercial. Steel roofs are usually made using G galvanized steel, with galvalume steel being used for the sheet metal coils as it’s of a higher quality. Although other (more expensive) kinds of stainless steel are sometimes used on high end developments like commercial buildings, more often than not galvanized steel is the best choice.

Tin Roofs

Tin roofing has quite a long history in the US. Tin smith craftsmen used to do a roaring trade in tin roofs for residential homes for many, many years although they are far less common now. Some are still installed, but tin is nowhere near as durable as other kinds of metal, steel for instance, and needs to be coated regularly in order to preserve their condition and stop them from corroding.

Aluminum Roofs

Probably the longest lasting metal roof material, aluminum can last longer than even the building does sometimes. Aluminum does not get affected or degraded by the natural elements it is exposed to, nor by salt or oxidation. While the paint may fade, the roof will always last.

Copper Roofs

Highly expensive, but offering reliability, beauty and style all in one, copper roofs can be something of a luxury. Unpainted copper has its own natural grace and classical beauty that will never go out of style. Copper is quite similar to aluminum because it is very long lasting though the color will slowly change, but even then it doesn’t matter because the ‘aged copper’ look is very much sought after. Because of its prohibitive cost, copper is rarely used on residential homes. Only the most exclusive homes will have copper roofs installed. The reason for the cost is that copper itself is a very expensive material, and the installation process is also a very difficult process, requiring lots of soldering and mechanical attachment. If you opt for copper shingles, then the process for installing them is the same as for aluminum and steel roofs, therefore the cost will be quite a lot cheaper.

Zinc Roofs

Zinc roofs are not that much different from copper roofs overall. Both are expensive and both are extremely long lasting. However, copper is widely preferred as it is more aesthetically pleasing.

Iron roofs

The last common metal roofing material is iron. Iron roofs are not common at all, and offer much the same qualities as steel roofs do.

The first and most important step for metal roof maintenance is to keep it clean. Cleaning will help to reduce the build up of algae, mildew and mold, and will go a long way towards ensuring that the roof remains in the best possible condition.

Step by Step Roof Cleaning:

  • First of all you need to assess the roof’s condition. An older roof that is worn and damaged will need to be cleaned much more thoroughly and more carefully than a newer roof.
  • Make sure that it is safe to work on your roof. Ascertain beforehand that you can reach all the places on the roof where it will be necessary to go. If you feel it is required, wear a harness or some kind of safety rope
  • Use a wire brush to scratch away any corrosion, rust or excess paintwork before you start cleaning. For harder objects, you can use a putty knife, but be careful not to scratch the paintwork where there is no excess paint as this could damage the roof sheets.
  • Use a TriSodium Phosphate solution (TSP) and mix it with water, approximately half a cup to one gallon of solution. Bring the solution up to the roof in a large size bucket and apply it to any dirty areas, especially where there is mildew or mold. Then you neeed to take a soft brush and scrub the area until it’s clean. If the roof is especially dirty it might be a good idea to scrub the whole roof down. After scrubbing the roof, rinse the washed areas with buckets of water, making sure that no TSP residue is left over. Once the roof is dry, you can evaluate its condition again.
  • The final step may or may not be required, usually depending on how old and dirty the roof is. If you think it is necessary, use a power washer on the roof. This is the best possible way to clean off the hard to remove, ground in dirt. Begin at the top (ridge) of the roof and work downwards, as this allows for the debris and grime to be washed away as you clean. Try to keep the nozzle of your power washer at the same distance from the roof as you gradually work your way down spraying it. If necessary, add a little detergent to the water, but not too much because you’ll want to avoid suds which can leave a sticky film on the roof.
  • Finally, rinse the roof down again and allow it to dry. The last step after cleaning is to re-apply a coating of protective metal roof paint.
