EPDM is an awesome product and everything that is described on their website. We encountered a leak on our 22 travel trailer and Googled roofing products. We found the Rubber Roof from EPDM and had to try it based on all the information and testimonials. We completed the prep, taped off all sides for spillage, and proceeded with the squeegee and roller (be sure the roller is low nap). After installing the product we had bubbles. We contacted EPDM and they stated the bubbles would disappear during curing. Sure enough, they disappeared. Good thing, as we applied another thin layer to the front and back where the siding and roof meet, as we had removed all of the old caulking and applied new caulk, before applying the Liquid Butyl Rubber. The roof looks fantastic and we will now have many more summer camping trips ahead. Thank you for such a reputable outstanding product.

I wanted to let a few months go by before I wrote back to you folks. It has been 6 months since the application went down. First I would like to say that I was very pleased with the level of service I received. I probably called your office about 7 or 8 times with questions but this was the first time I was using the product and it was a fairly large commercial roof. I did hire some general laborers and the product went down just like you indicated. I actually applied a smaller section of the roof with elastomeric before I ordered your product. So now I have to get the elastomeric off because it is already cracking in two seam areas. So short and sweet. We love the product, yes costs some money but factoring that we did not need a primer and there were not multiple coats like the systems I am familiar with it actually came in cheaper and the results were just outstanding. Lets get through the winter and our company will be ordering more.

I just wanted to send you a testimonial email about your product. We bought a '99 5th wheel only to find out that it had a leak 3 months later. I had to repair a section of the roof decking and replace a 3 foot section of the membrane leaving a seem on the roof. After making the repairs I coated the roof with liquid butyl rubber and waited until after we had a rain storm to send you this testimonial. I am happy to report that after an overnight rain storm that dumped over an inch of rain I went in the trailer to find it bone dry! The product was easy to apply and I have even used the left over material on a couple of other projects after placing it in the freezer for storage. I would recommend this product to all RV owners and will probably coat the roof of my next RV with it.

  • Clean ABS Roof thoroughly, I used a pressure washer.
  • Carefully, slightly lift bad cracks that are delaminating from the foam top and spray some water into the cracks and secure with white Gorilla Glue. I used weights and tape to hold in place until it dried. (The moisture is needed for the Gorilla Glue.)
  • Make slurry of MEK and plastic forks and spoons the consistency of heavy cream. (This takes about four hours for the plastic to dissolve.)
  • Clean out large cracks on the camper roof with MEK and a toothbrush.
  • Sanded large cracks to match roof then lightly sand the entire roof. Clean off sanding dust.
  • Next mask off area that you don not want to coat.
  • Next applied Primer 1501, bought from EPDM Coatings 1-610-298-1989. This is a two part primer, mix part A and B and paint entire top of camper. (Only mix one quart at a time as this will set up before you finish.) Let primer set for 24 hours.
  • Sand any runs.
  • Applied Propoly 9601, bought from EPDM Coatings 1-610-298-1989. This is a two part coating, mix part A and B and paint entire top of camper. (Only mix one quart at a time as this will set up before you finish.)
  • In 24 hours it was unbelievable. It looked alike a new roof.

My name is Daniel Sims. My business partner and I recently went to San Diego for a working vacation. We put a new roof on my parents house using the Butyl Liquid Rubber. We pressure washed the roof on July 10th and finished applying the Butyl Liquid Rubber on July 12.

There are several reasons for my letter here. I wanted to let you know how much I like the product! I can not understand why this is the first time I have been exposed to it when I have been in the construction business for close to 30 years. Dear Mr.Phillipine,

Thanks for the info on maintaining the EPDM roof on my motor home. The original roof was 18 years old. It was not leaking but was getting thin and needed something to restore the integrity of the original roof. Great care was taken to prepare the roof for application of the Butyl Liquid Rubber. It was applied with a brush and roller. It took about 2 hours to apply the EPDM. This was done in September 2010. I checked the roof today ( June 20th 2011) and it looks as though the EPDM was just applied 5 days ago. I wish that I had taken pictures before starting the project and then after finishing. Thanks for a great product and for the info on maintenance.

Liquid Butyl Rubber is applied in one coat at a 20-mil film (50 sq. ft per gallon) thickness and will still withstand extreme temperatures. That is the beauty of the product. Radical extremes in temperature where constant surface temperatures reach 250°F or above or -40°F or below is not an issue for this product. There is no need for a second coat. 1 gallon covers 50 sq ft and a 5 gallon covers 250 sq ft. Customer is responsible for determining their square footage.

Simply mix the product with a drill mixer and you are ready to apply. Application is with a 3/8-inch nap roller. Simply put the lid on the product to avoid air getting to it to avoid the curing process. For any material left in the can, fasten the lid tightly and you can store it for up to five years. For best results, the product should be applied between temps of 50-100° Fahrenheit. If you are using spray equipment; then 70°. The product requires daytime temperatures of at least 50° to cure. Temperatures can fall below 50°, and once they rise again above the 50° it will continue to cure. EPDM coatings had asked us to put together a summary of a project we completed three years ago in Connecticut. The project consisted of recoating an existing 15,000 sq. ft. epdm roof. Approx. age 14 years. The existing roof began chalking and retaining water in many areas. Also significant separation within the seamed areas had developed. Our crew first power washed and vacuumed the entire roof. Next day we came back and sealed off all separated seams with the two sided Butyl tape and did all our prep work around the seams, chimney's etc. Total project took 74 of the 5 gallon pails cost of materials was approx. $1.32 per square foot. Two other systems we explored was an acrylic elastomeric requiring two coats of material cost .55 per square foot so essentially 1.10 for the two coats and a butyl coating that require a primer. Both products there were at $1.43 a square foot. This does not include labor just material costs. Labor costs would have been about 2.2 times higher with the other products. We had spent two months over the summer going back and forth with the owner and researching what we were going to use for this roof and we had specific marching orders from the owner. They wanted a one coat system, did not want to have issues with ponding water and did not want to have to come back in a few years to repair it. After this first job we do not use any other product; hands down. There are many reasons but in the interest of time here you go. First it is the only roofing product in the U.S that is warrantied on flat roof against ponding water and that right was the deciding factor. It is not some cheap water based acrylic or elastomer I think we all know how those work essentially recoating them every 2-4 years. The Butyl Liquid Rubber cures by product and as it cures the Butyl Liquid Rubber will chemically bond itself to the roof you are applying it on. We have not seen any product with that type of chemistry and bonding properties without giving up any tensile strength. This is why it can claim its 18-20 year life expectancy. It really is the only roofing material we have seen that immediately waterproofs. On our third day late in the evening we had a shower come through and we needed to stop for the day. We called the company with our concerns since we thought the material that was not dry was a total loss. We came back the next afternoon and the water evaporated and the product continued to cure. In addition a portion of that area is where the owner had a nasty leak which by the way stopped even though the product did not have sufficient time to dry. If your client is looking for solid performing product that you'll never have to worry about getting a call from them saying the roof is leaking then this is it. If your client is just looking for the cheapest thing to coat your roof this is not the product and my suggestion is to run from that potential customer you can not use cheap materials and expect them to hold up for any length of time; it is just not worth the reputation all of us work so hard to develop over the years.
